Tenant Responsibilities

Each tenant is responsible for the maintenance and repair of their space with respect to damage to walls or painting thereof, relamping of special lighting fixtures and extraordinary care of floor covering.  Kitchens, executive washrooms and specialized air conditioning of computer terminal rooms also fall under this category. However, Transwestern Mechanical and Maintenance staff can be responsive to any of these areas of concern. When applicable, the tenant will be invoiced for such needed services. Refer to the ‘Building Services Descriptions & Rates’ document in Section 6 of this manual for complete cost details.  These costs change periodically due to union, service provider, and/or material price increases. 

In accordance with your lease and at a rate specified therein, after hours, weekend, and holiday provision of building heating, ventilating and air conditioning will be provided upon written request by the tenant 24-hours prior to the needed service.  Normal hours of operation for HVAC are Monday through Friday 8:00am to 6:00pm, and Saturdays 8:00am to 1:00pm.

All requests for overtime HVAC must come from authorized personnel only and must be confirmed in writing, via Angus work order system to Management Office or via email.

ABC fire extinguishers are required in your general office space.  Annual inspection of same is required and remains a tenant responsibility in accordance to local and state codes.  By code, extinguishers for use in computer room locations must be of the Halon type and shall be provided and maintained by the tenant.

Accumulations of old files, furniture, etc. may require periodic clean up.  It is the responsibility of the tenant to arrange a request via Angus work order system to the property management office for the rolling gondola container for disposal of the items.  Arrangements for removing items in rolling gondola from the building may be made either with the janitorial service for evening removal or with Transwestern Maintenance staff for daytime removal.  In either case, the tenant is responsible for the labor charges.

Planned parties held either within your demised space or on the grounds of the Naperville Corporate Center, must have the prior approval from Transwestern.  Refer to the Party Package section of the Certificate of Insurance section for details pertaining to this activity.

Each tenant must provide the Property Management Office with off-hour contact personnel and their phone numbers (sample attached – Appendix 2).  Also included in this list should be a business day contact name, telephone number, fax number and e-mail address at the facility. When there is a change to these contacts, notification must be made to the Property Management Office either via email or Angus work order request www.angusanywhere.com.
